Grants and VAT for your windows in Watermael-Boitsfort
As of 15 September 2026, the Brussels Region’s Renolution grants are suspended and the commune (the local council) has no grant for windows. There are still ways to lighten the bill, though, as long as you know where to look.

Brussels Region
Renolution, where things stand
The official Renolution grant pages all carry the same warning: there is no government decision on any possible new forms of financial support. Only applications whose final invoice dates from 2024 are still being processed.
The latest news item on the subject is dated 9 March 2026. In it, the government confirms that on 5 March it decided to release the budget for the 2024 applications, without announcing anything about what comes next. Homegrade, the Brussels renovation advice centre, says for its part that the support for 2026 is not known.
Commune
No municipal grant for windows
Watermael-Boitsfort’s list of grant regulations contains no grant for windows, insulation or energy renovation. It covers other subjects, such as compost or water.
An “energy” page on the commune’s website still mentions Renolution grants. That text has not caught up with their suspension: do not rely on it for a project in 2026.
Federal
VAT at 6%, the lever that remains
When a home is renovated, the VAT rate can come down to 6% instead of 21%. FPS Finance (the federal finance ministry) sets the conditions, and every one of them is required.
- The home is at least ten years old, counted from when it was first occupied up to the first invoice, including an invoice for a deposit.
- After the work, more than 50% of it is still used as a private home.
- The work is supplied and invoiced directly to the end consumer who lives there.

The two pitfalls
Materials you buy yourself stay at 21%. The reduced rate covers work supplied and fitted by the contractor.
Liability. Since July 2022, the contractor’s invoice sets out the details that justify the 6% rate. You have one month to dispute them in writing. If you do not react, you are the one answerable for any condition that is not met.
Financing
The Ecoreno loan
Offered by the Brussels Housing Fund through fonds.brussels, this loan finances energy renovation work, including super-insulating glazing. It comes in two forms.
- Mortgage loan: up to 120% of the value of the home, over a maximum of 30 years.
- Consumer loan: from €1,500 to €25,000, over a maximum of 10 years.

Heritage
A listed house: a regime of its own
In the garden cities of Le Logis and Floréal, as for any listed building, there are grants for conservation work. For a private owner, they cover 40% or 50% of the work on the outer envelope, for the listed parts only and within the limits of the available budget. Inspection visits and a final report are part of the deal.
Unlisted façades
The minor heritage grant
For an unlisted street-facing façade, the minor heritage grant can cover 50% excluding VAT, up to €10,000 per five-year period, and 75% up to €15,000 subject to income conditions or within a revitalisation area. You apply before the work starts.
It is aimed at restoring exceptional original joinery. An energy improvement, or double glazing fitted into old joinery, does not qualify.
